A successful office fit-out or refurbishment depends on trades hitting milestones in the right order. Electrical work spans from containment and sub-mains during shell works through small power, lighting and data to final testing before you move desks in. Here's how we approach it with your contractor or project manager.

Design Information Up Front

Floor plans showing desk layouts, meeting rooms, kitchenettes and server locations drive circuit counts and socket positions. Agreeing lighting type (LED panels, track, feature) and control (switches, sensors, DALI) early avoids costly changes after ceilings are closed. If you're leasing, check landlord schedules for base build vs tenant fit-out demarcation.

First Fix: Containment and Sub-Circuits

During shell or strip-out, we install trunking, conduit or underfloor systems as specified, pull sub-mains to local distribution if required, and leave draw wires or cables ready for second fix. Coordination with HVAC and fire services prevents clashes in crowded ceiling voids.

Second Fix: Accessories and Equipment

Sockets, floor boxes, light fittings, emergency lighting and connection of landlord-supplied equipment are completed as finishes allow. We label distribution clearly for facilities teams and align with your data contractor for combined desk outlets where used.

Testing, Certification and Handover

Every circuit is tested to BS 7671. You receive appropriate certification (EIC or Minor Works as applicable) and as-fitted information for O&M manuals. If the wider building needs an updated EICR perspective, we can discuss scope separately.
